Now vs. Later ~ FHA allows $8000. tax credit to be used as down payment.

I am so thrilled.

Every since it was announced that First Time Home Buyers could use an $8000.00 tax credit (after the sale of the house) I immediately thought, great!

Well, after selling real estate for 22 years I also know that in many instances the DOWN PAYMENT and cash to close is the biggest obstacle for a 1st time Home Buyer to make that purchase.  Then I started thinking, "geez, wouldn't it be nice if they gave to the buyer to make the purchase?"...but thought this is the government we are talking about...now way, no how.

So, today I take back my words and all of the mean things I have said about our government...(well, maybe not on everything!)

Today Shaun Donovan (a very good Irish name) who happens to be the secretary of the US Department of Housing and Urban Development announced that the Federal Housing Administration (FHA, for those of us that may not know) is going to permit its lenders to allow homeowners to use the tax credit as a DOWN PAYMENT.  

Now, as of this moment I'm not sure of the details..but I do know one thing.

THIS ROCKS.

So now not only can I help a 1st time home buyer make that exciting new purchase, but they can have some assistance with the down payment?   It's almost too much to handle!!!!

I totally agree...this ROCKS!!!  I actually heard about this from a salesperson at a new home community and thought maybe it was only something for new homes untill I started hearing all about it today!  What a great incentive and bonus for first time homebuyers!!  I really hope they extend it beyond this year ;-)

Its always good news to hear that the Govmnt wants to actually help our homeowners get into a home.  I think the credit itself is great.  I know when I bought my first home, I could have used the $8K for many things.
